Omni Development Company, Inc. acted as construction project manager on its own behalf as owner of 40 Beaver Street. This classic historic building dates from the turn of the century and was totally renovated and now serves as the company's headquarters.

Because the building is located in a historic district, the original brickwork and turn-of-the-century character of the facade were maintained to make the structure compatible with its surroundings. The first floor facade is masonry construction using existing columns and brick work. A cast iron motorized gate was installed at the entrance to the indoor parking area at ground level.

The project entailed a total gut renovation of the interior space to create a modern, comfortable, office environment with the character of a 19th century post-industrial building. All walls were taken back to reveal the original brick, the ceilings are southern yellow pine, and all columns are 12-inch square solid wood. Windows on the north and south sides are more than 11 feet high, flooding the interior with natural light not possible in a modern building.

The five-story, 37,536 square foot building features four office floors above comprising approximately 7,000 rentable square feet each.


54 State Street

54 State Associates Limited Partnership, an Omni affiliate, purchased this 170,000 square foot office building in December 1989 and commenced a complete exterior and interior renovation. The entire existing marble facade was removed and a new design was done for the columns and walls. Thereafter, the skin was totally replaced including upgrades of glass and window wall incorporating energy efficient standards.

The building's mechanical system was converted from electric to gas, reducing energy costs by more than half. The total rehab and renovation was completed in less than one year including tenant build-out of space for ten different office users.


Starr*s Restaurant

Omni Development Company, Inc. designed/built this 8,500 square foot full-service restaurant in an existing high-rise downtown commercial office building.

The unique problems of integrating a restaurant in an operating building were overcome by working closely with the design and building management teams allowing the work to be completed in less than four months.
